Alviera Industrial Park breaks ground

Ayala Land, Inc. (ALI), together with Leonio Land, is exploring a new geography through Alviera, a 1,100-hectare masterplanned community in Porac, Pampanga. With an estimated investment of P75 billion over its project life, Alviera is envisioned to become the focused growth center of Central Luzon, a new hub for business and leisure in the region that will potentially drive national growth.

“With ALI’s rich legacy in developing integrated mixed-use communities, Porac will be transformed to a masterplanned township unlike any other in the province and in the whole of Central Luzon. Makati, Nuvali in Laguna, and Bonifacio Global City in Taguig, all stand as a testament to the kind of development the region can expect from Alviera,” said Meean Dy, Vice President and Strategic Landbank Management Group head of Ayala Land.

The first phase of Alviera, which will be launched this September, is comprised of the Alviera Industrial Park, three residential communities, two educational institutions, and the Alviera Country Club, which are all set for completion within two to five years and will involve a total investment of P8 billion.

The Alviera Industrial Park is a PEZA-registered development covering 30 hectares and catering to non-polluting light industries. For phase one, 16 industrial lots at 1 to 1.5 hectares in size will be for sale. The industrial park will also include standard-factory buildings in customizable sizes for lease. Local manufacturers with export products have already shown interest. Korean and Taiwanese manufacturers are also being attracted as locators.

“These lots are differentiated from most other industrial zones by the fact that locators are not limited to leasing the lots. They can own them. We will give preference to buyers with immediate development plans to help create job opportunities in the near future,” said Ms. Dy.

A wide range of residential options will also be offered in Alviera. The estate will showcase three ALI residential brands. Ayala Land Premier will create a new Forbes Park in Pampanga with 1,000 sqm lot cuts; Alveo Land will cater to the upwardly mobile young families with lots right beside a school, and Avida Land will offer highly affordable house and lot packages. More than 1,500 residential units will be developed for phase one, and will be up for sale by November.

Educational facilities are also major components of Alviera as it will have two key schools within the community. First is Pampanga’s largest university, Holy Angel University (HAU) that will serve all educational levels and will have more generous open spaces and sports facilities. HAU will be operational within seven years. Miriam College, located in Quezon City and recently in Nuvali, is set to have full coverage of Luzon with its third location in Alviera. The school will explore differentiated college offerings with special focus in the creative fields for its new campus.

Alviera Country Club will be established to bring the community together. The first facility of its kind in the province, it is envisioned to become the luxury destination in the region built over a 6-hectare parcel as designed by the award-winning Leandro V. Locsin Partners, Architects. It will offer a complete line of facilities for sports, games, relaxation, meetings and events plus three specialty restaurants. The club will start selling shares by October and will be operational by 2016.

To get to Alviera is very simple as the development is easily accessible via NLEX and SCTEX. The property is only five minutes from Clark, 25 minutes from Angeles, and 45 minutes from the Subic Freeport. It is only an hour and a half away from TriNoma in Quezon City. Upon completion of the Tarlac-Pangasinan-La Union Expressway (TPLEX), Alviera will be two hours away from La Union and 2.5 hours away from Baguio, which makes it accessible to Northern Luzon. Furthermore, being near to both an airport and seaport also opens it to local and international growth opportunities.

ALI has established many northern developments including world-class malls TriNoma and Fairview Terraces, MarQuee Mall in Angeles, Pampanga, and Harbor Point in the Subic Bay Freeport Zone. Residential communities such as MarQuee Place and MarQuee Residences, condo living in Vertis North, and Altaraza in San Jose del Monte, Bulacan all point to ALI’s vision of northern growth.

With Alviera, its first large-scale estate development in the region, ALI and Leonio Land, will bring an enhanced quality of living for even more people in the region.

Over a decade after its first tower – One Roxas Triangle – was launched in 1996, the Roxas Triangle Towers development concludes with its second and final tower, Two Roxas Triangle. Makati brings back The Festival of Lights this Christmas

This year’s Christmas celebration in Makati, the country’s leading city for business, lifestyle, entertainment and culture, brings us back to life’s simple joys.

It is best signified with the premiere of the much-awaited Lights and Sound Show. Ayala Land, together with HSBC, will bring the “The Festival of Lights” every 30 minutes from 6 pm to 10 pm every night until January 4, 2015. For the fifth year in a row, Makati gives back to the community by spreading holiday cheer that only the city that makes bright things happen can offer.

It is one of those spectacular and highly-anticipated occasions when Makati comes to life with flashing lights and vibrant music. Makati denizens and visitors alike take time to witness and appreciate the unique combination of colors and carols.

“We wanted our Lights and Sound Show this year to be something new and different, the way we always anticipate Christmas because it marks the promise of bright things to come,” says Mel Ignacio, Assistant Vice President of Ayala Land.

Voltaire De Jesus, award-wining lights and sound director of the Ayala Symphony of Lights team shares that this year’s Lights and Sound Show is a complete departure from previous editions. This year, the country’s most competitive city outdoes itself by taking inspiration from the Rio De Janeiro Carnivale and its festive vibe and vibrant rainbow colors, translating this into an audio-visual feast using custom-made LED string lights, LED meteor lights, flash pods, laser lights, and moving heads.

To come up with the music that accompanies the Lights and Sound show, Makati collaborated with the acclaimed musicians and composers of Watusi Manila, namely Anna Piramide, Jazz Nicolas and Mikey Amistoso. To offer something unique, the trio switched genres, and even mixed foreign Christmas songs with Filipino carols, making everything seamless because Christmas, at its very root, is a universal celebration.

Indeed, the Ayala Triangle Gardens is transformed into the brightest spot in the metro courtesy of this well-loved holiday tradition where a spectacular play of lights harmoniously dances to beloved Christmas carols. “Putting a Carribean feel to ‘Rudolph the Red-Nosed Reindeer’ is odd,” explains Piramide of Watusi Manila, “because there is definitely no reindeer or snow on those islands. But it makes a fresh and interesting image.” That is exactly what this year’s Christmas celebration in Makati is all about—upholding traditions and making them relevant by creating something unique out of the familiar.

Already, the Festival of Lights has garnered international attention with even a mention from the Conde Nast Traveler as one of the most spectacular Christmas lights around the world.

The festivities go all the way to December when Makati high school students compete in the 5th Makati Inter-High School Christmas Caroling Competition on December 16 at the Ayala Triangle Gardens. Lastly, the celebration carries on with special Thanksgiving Masses from December 15 to 23 also in Ayala Triangle Gardens.

Ayala Land named Best Real Estate Developer in South East Asia

Ayala Land wins the highest award as Real Estate Developer of the Year for South East Asia, two months after its win as the Real Estate Developer of the Year for the Philippines award.

The South East Asia Property Awards showcases the best and brightest in South East Asia’s real estate industry, highlighting top-tier developers, projects, and services all over the region. The awards feature high calibre work in the industry ranging from construction, architecture, and interior design, and rewards developers, consultants, architects, and designers. The awards started in Thailand in 2005 and has since expanded its scope to China, Singapore, Malaysia, Indonesia, and recently the Philippines, which only started giving out its own Philippine Property Awards in 2013.

This year, Ayala Land bested other contenders for the Real Estate Developer of the Year award, including Major Development PCL (Real Estate Developer of the Year – Thailand), Sunway Integrated Properties (Malaysia), Vingroup Joint Stock Company (Vietnam), Sinar Mas Land (Indonesia), and Frasers Centrepoint Ltd (Singapore). The judges noted Ayala Land’s diverse product offering – “everything from affordable to luxury [homes], vertical to horizontal, hotels, retail; and their presence goes beyond Metro Manila and extends in other cities in the Philippines as well..”

Ayala Land President and CEO Bernard Vincent O. Dy was present at the Shangri-la Hotel Singapore last October 16 to personally accept the award. In his acceptance speech, he noted “To win this award and join the ranks of other outstanding developers is truly an honor and gives us great pride.”

Dy cites the company’s long-term vision and social responsibility as two key factors to success. “This is truly something that has shaped Ayala Land from the very beginning – the preference of leaving a long-term legacy and the desire to create lasting value for generations,” he mentions. Particular to Ayala Land, mixed-use integrated communities such as Makati Central Business District and Nuvali comprise this legacy. “We believe that large estate developments are the best way our company can foster more inclusive growth, as we help grow economic activity in more areas.”

For Ayala Land, more rewarding work lies ahead. “We will continue to remain true to our commitment to be a strong partner in nation-building, aligned with our vision and goals in the coming years – to enhance land and enrich the lives of more Filipinos,” says Dy.
